What's on site

Built so people stay and eat

A truck does better where customers linger. This isn't a parking lot with a trash can — it's a place people bring their families on a Friday night.

Covered pavilion

Big steel-roofed pavilion with real seating — picnic tables, Adirondack chairs and 60" round banquet tables.

TVs and sound

Multiple outdoor TVs and a PA system. Games on, music playing, live acts on the weekend.

Heated in winter

Propane patio heaters and industrial fans. You're not dead from November to March.

Gravel stays dry

A large pea-gravel lot that drains. When it rains, customers aren't slogging through mud.

Lit up at night

Edison string lights, lit palms, LED signage on the road. Looks open and alive from the highway.

Games and family space

Cornhole, giant Jenga, room to run around. Dogs welcome. Families stay longer and order more.

Why this lot

Three built-in rush seasons

Most independent lots live and die on walk-by traffic. This one shares a property with retail that pulls people off the highway on purpose.

Late June – July 5

Fireworks season

Dynamite Fireworks Superstore runs open until midnight through the Fourth. A destination crowd arriving hungry, right next to your window.

Sept – October

Halloween retail

A seasonal Halloween store brings a second wave of shopping traffic through the fall.

Dec – January 1

New Year's

Fireworks demand runs again into New Year's, putting cars on the lot in the slowest month most trucks have.
